Why the Forecast Matters When Buying or Selling a Home
Buying or selling a home is not just about timing in the market or interest rates. It is also heavily influenced by something far more unpredictable: the weather. Let’s explore how different seasons and weather patterns impact buyer behavior, the real estate market, and ultimately home sales.
Weather Comes Up More Than You Think
It might sound funny, but I talk to clients about the weather all the time. Not just as small talk, but because it genuinely affects the real estate process. Living in a place with all four seasons, I’ve seen firsthand how the market shifts based on weather patterns. And it is not just my region. Weather affects buyer behavior across the country.
Spring Sets the Stage
Year after year, we see strong spring markets. Why? It is not just because people like to move in spring. It is because weather encourages it. Buyers are more willing to go out, homes look better in photos, and everything feels a bit more hopeful with blooming trees and longer days.
Winter Puts Things on Ice
In contrast, winter markets often slow down. Buyers are less motivated to leave their warm homes to brave the cold. Unless it is a perfect-fit listing, most will stay put. Homes also photograph poorly under gray skies or heavy snow, which means fewer showings and less excitement overall.
Rainy Seasons and Buyer Motivation
Rain also plays a role. If it is a season marked by frequent downpours, fewer buyers want to trek from house to house. Weather influences their energy and enthusiasm. The sunnier it is, the more likely buyers are to schedule tours and write offers.
Heat Can Slow Momentum Too
While most think only cold weather keeps people inside, extreme heat can have a similar effect. When temperatures soar and humidity rises, buyers often cancel plans unless they are highly motivated. In hot climates or during heatwaves, the market can cool off.
The Impact on Open Houses
Open houses are also weather-dependent. If a beautiful weekend is coming up, I expect strong turnout. But if it is the first nice weekend after months of cold, people might skip the open house to enjoy time outdoors. Weather impacts more than logistics. It affects mood and motivation.
Moving During the Seasons
Buyers also consider the comfort of moving. Most would rather move in mild weather. Winter moves are difficult, expensive, and sometimes dangerous depending on conditions. Summer moves come with sweat and stress. Spring and early summer tend to offer the best balance.
A Memorable Example: The Polar Vortex
I will never forget the polar vortex around 2013 or 2014. In the northern states, temperatures dipped below negative 20 degrees Fahrenheit. The market came to a standstill. No one wanted to list, no one wanted to buy, and real estate agents were not rushing to show properties either. That event made it clear just how much weather affects activity.
Weather Shapes Buyer Psychology
What I’ve learned in over 25 years of selling real estate is that weather deeply influences how people think, feel, and act in the housing market. Whether they are ready to start the process or dragging their feet, weather often tips the scale.
