What Does Location, Location, Location Really Mean?

Someone recently emailed me and asked what it actually means when real estate agents say location, location, location. After all, every property has a location, right? But this popular real estate phrase is more than just a catchy slogan. It signals that a particular property sits in a spot that is considered highly desirable by most buyers. That could mean it’s within walking distance of a bustling downtown, a block from a top-rated school, or close to a beloved local park. What makes a location attractive varies, but this phrase typically points to a property with wide appeal based on what surrounds it.

Every Buyer Has a Different Definition

While location, location, location usually refers to universally attractive traits, it is also deeply personal. Some people want walkability. Others want land and privacy. Some want to live next to a restaurant or be near a bus line. What is considered a great location for one buyer may not be for another. That is why it is so important to understand what lifestyle you are hoping for when choosing a location.

Start With Lifestyle Questions

When I work with buyers, I always start by asking about their lifestyle. Are you looking for something urban with walkability? Or something rural where you have space between you and your neighbors? Do you want to live in a condo where the association takes care of the maintenance? Or are you dreaming of owning a farm? Getting to know what someone values in their day-to-day life helps determine the right locations to consider.

Be Open to Exploring New Areas

Sometimes a buyer comes to me with a specific neighborhood or even a specific block in mind. But through our conversation, I help them realize that another area may be an even better fit. It helps to be open to different neighborhoods. A knowledgeable real estate agent can help you explore your options and point out pros and cons of each location that you may not have considered.

Commute Time Matters More Than You Think

One of the biggest lifestyle factors is your daily commute. I always encourage buyers to consider how long they are willing to commute to work or school. A 30-minute commute each way adds up to an hour per day. Some people are okay with that because they like the quiet time in the car. Others would rather live closer to work and save that time. Either way, it is an important conversation to have when choosing a location.

You Can Change the House, Not the Location

At the end of the day, you can renovate your kitchen, add a deck, or finish a basement. But you cannot change where your home is located. That is why getting the location right is so important. I have seen buyers move into a beautiful home only to realize later that the location does not fit their needs. That is often what leads people to move again sooner than expected.
