Inventory Is Here But Where Are the Buyers Now?

This is the question I keep hearing and one that the National Association of REALTORS® is asking too. Their recent article “The Housing Inventory Is Here—Where Are the Buyers?” makes it clear. Inventory is here but where are the buyers now? Homes are hitting the market at a faster pace, but the surge of buyers we might expect has not shown up yet. So what is going on?

Inventory Is Rising Across the Country

According to the article, housing inventory rose more than 5% in February and is up 17% year over year. That is a significant shift. For over two years we have been in a low inventory environment that made every listing feel like a bidding war waiting to happen. Now buyers have more to choose from, but they are not acting on it.

Buyers Are Hesitating and Here Is Why

Even with more homes available, many buyers are staying on the sidelines. There are a few major reasons why:

  • Mortgage rates remain high. Even though we are no longer in the 7% range, today’s mid 6% rates are still a big leap from what many buyers hoped for.
  • Affordability is a serious concern. Even with more options, home prices remain high in most markets. The payment gap is real.
  • Economic uncertainty lingers. From job concerns to inflation fatigue, people are being more cautious about major financial decisions.
This Could Be a Window of Opportunity

Ironically, the hesitation could work in your favor if you are ready to buy. With fewer active buyers, you may have a better chance at negotiating price, getting favorable terms, or avoiding bidding wars entirely. Some sellers are even offering incentives like rate buy downs or covering closing costs just to get a deal done.

What Sellers Need to Know Right Now

If you are listing your home, this market requires a shift in mindset. Buyers are not rushing in the way they used to. You need to price correctly, prepare your home thoughtfully, and consider flexibility on terms. It is not just about waiting for the right buyer, it is about meeting the buyer where they are.
