What Early Showings Really Mean For Your Listing

I got a note from a seller who listed their home and received a showing request within 3 hours. They asked if that was good or bad and what they should expect next. The short answer is that any showing is good. It means your marketing reached a real buyer and you are one step closer to a sale.

There Is No Universal Pace

Homes do not follow a single timeline. Some listings light up right away, others build interest more slowly, and a few need a reset before they find the right buyer. Early activity is a positive signal, but a quiet first day can still lead to a solid offer later in the week.

A Helpful Benchmark For An Average Home

For a typical home in a typical price range, I like to see two to three showings scheduled in the first 24 hours. That tells me we are in the right ballpark on price and presentation. More than that and I start to expect a faster sale or multiple strong offers. Fewer than that and I begin asking whether we missed on price, photos, or timing.

Remember Your Local Market Rules

Post Covid expectations can be misleading. Many markets are back to a normal rhythm. Some are brisk, some are balanced, and some are slower. Talk with your real estate agent about what is normal in your neighborhood and price bracket. A luxury property, a unique layout, or a rural location will usually draw fewer but more serious buyers.

What To Do If Activity Is Low

Give your listing a short runway before changing course. If you are not seeing interest after the first 3 to 5 days, review three things with your agent.

  • Price. Are you clearly competitive with similar homes that have sold in the last month.
  • Presentation. Do photos, staging, curb appeal, and description make the best first impression.
  • Access. Are showing windows flexible enough for buyers to get in.
