Homeowners Are Remodeling for Joy and Value
According to the National Association of REALTORS®, Americans spent over $600 billion on remodeling in 2024. The 2025 Remodeling Impact Report breaks down what projects homeowners are choosing, why they are doing them, and which ones offer the biggest return financially and emotionally. The remodeling trends right now confirm what I’ve seen firsthand: buyers are more selective, homeowners want comfort, and smart upgrades matter more than ever.
Let’s dive into seven of the biggest takeaways from this year’s report.
1. Three Projects Scored a Perfect 10 for Joy
The report introduced a “Joy Score,” rating how happy homeowners felt after completing a project. Three projects earned a perfect 10:
- Adding a new primary bedroom suite
- A kitchen upgrade
- New roofing
Not only did these projects improve the home’s feel, they made people genuinely happier in their space. The message is clear: these renovations offer a strong emotional return, especially for those planning to stay in their home long term.
2. A Steel Front Door Delivers 100% Cost Recovery
The most financially efficient project? A new steel front door. This simple, often overlooked upgrade had a 100% cost recovery rate at resale. Other top ROI projects included closet renovations (83%), fiberglass front doors (80%), and vinyl windows (74%).
For sellers looking to make smart pre-listing upgrades, these are worth considering.
3. Paint and Roof Work Are Top Picks Before Selling
REALTORS® were asked what projects they most often recommend before listing. Painting the entire home, painting one interior room, and replacing the roof topped the list.
These projects offer high visual impact and often resolve inspection red flags. I have consistently advised sellers to prioritize fresh paint, especially in neutral tones, and to get ahead of any visible roof issues.
4. Kitchens and Bathrooms Continue to Lead Demand
In terms of buyer demand, REALTORS® noted a surge in interest for kitchen upgrades, new roofing, and bathroom renovations. In fact, 48% reported increased demand for kitchen updates in just the past two years.
This reflects changing buyer behavior. Many buyers are willing to compromise on size or layout, but expect modern, functional kitchens and clean bathrooms.
5. Most Remodels Happen to Update Worn-Out Surfaces
When asked why they remodeled, 27% of homeowners said it was to upgrade worn-out surfaces, finishes, or materials. Only 18% did so because they plan to sell in the next two years.
This aligns with what I often hear: people want their home to feel fresh, not just resale-ready. Remodeling is becoming more about lifestyle improvement than investment flipping.
6. Home Equity Is the Top Way People Pay
54% of remodeling projects were funded with a home equity loan or line of credit. 29% used savings, and 10% used credit cards.
This financial insight is important for homeowners considering a remodel. It is a reminder to weigh financing costs against potential gains, especially if you are using a remodel to postpone moving.
7. People Want to Be at Home More After Remodeling
After a project was completed, 64% of homeowners reported a stronger desire to be at home. Nearly half said they enjoyed their home more. Over 90% said they would take on more projects if cost was not an issue.
That emotional payoff matters. In my experience, people are happiest with remodels that not only add value but make their daily routines better whether that means a functional kitchen, a new owner’s suite, or even just fresh paint and lighting.
Final Thoughts
The 2025 Remodeling Impact Report confirms what I’ve been seeing in the field. Buyers are more selective. Sellers are under pressure to present a clean, upgraded space. And homeowners are prioritizing joy and comfort as much as return on investment.
